Stockbridge Approves Resort Permit for 38 Home Sites on Old Stockbridge Road

STOCKBRIDGE — April 9, 2026 — Stockbridge Select Board unanimously approved an amended special permit for a large resort redevelopment at 310 Old Stockbridge Road. The board voted 3-0 Thursday to grant Vanderbilt Berkshire Estate, LLC a consolidated amended special permit and a separate approval for reconstruction of a pre-existing nonconforming barn, capping a months-long hearing process. The permit caps each of the 38 proposed home sites at 7,500 square feet of building footprint and four bedrooms per unit — the board declined a last-minute proposal from the applicant's counsel, Jonathan Silverstein, to recast the bedroom figure as a fleet-wide average, with Town Counsel warning the averaging mechanism "would be complicated to monitor over time" as individual lots are sold to private buyers. No certificate of occupancy will issue for any home site until the property's historic cottage exterior and structure are substantially restored, and the applicant must post a letter of credit or surety bond guaranteeing that work when the first residential building permit is pulled. Outdoor kitchens will count against the 7,500-square-foot cap; ADA-compliant ramps will not.
