Disclosed Stockbridge sale prices range from $55,000 to $700,000 this period

STOCKBRIDGE -- The Middle Berkshire Registry of Deeds recorded 18 property transfers in Stockbridge between June 19 and July 18, but sellers disclosed a sale price in only three of those transactions, limiting what conclusions can be drawn about the broader market this period.

MARKET OVERVIEW Of the 18 recorded deeds, three included a disclosed consideration amount, ranging from $55,000 to $700,000, with a median of $350,000. The remaining 15 transfers -- including bank discharges, trust and estate transfers, and municipal acquisitions -- did not disclose a sale price, which is common for that category of deed record. Because disclosed pricing covers just three of 18 transactions, the raw count of 18 recorded deeds cannot by itself be characterized as active or quiet; the sample is too thin on price data to support a broader read on market conditions.

TOP SALES 49 Church St. sold for $700,000 on June 30. Kenneth Fogarty and Diane C. Fogarty, as trustees, sold the property to Michael Powell and June C. Powell. 7 Church St. sold for $350,000 on June 30. Eliane Lust sold the property to Rosemary Bitetti Orr, as trustee of the Revocable Living Trust of Rosemary Bitetti Orr. 12 Mohawk Lake Rd. sold for $55,000 on June 29. Sheila M. Martin was the seller; Greylock Federal Credit Union was the buyer. The remaining 15 transactions recorded in the period did not disclose a sale price.

NEIGHBORHOOD BREAKDOWN Church Street recorded two sales, both closing June 30: 49 Church St. at $700,000 and 7 Church St. at $350,000, the two highest disclosed prices of the period. The Glendale corridor saw multiple transfers: 43 Glendale Rd. changed hands twice on June 29 -- once between family members (John D.W. Kingston to John D. Kingston) and once from a trust to an individual beneficiary (Rose James R., trustee, and Palu Kingston, trustee, to Palu Kingston) -- and 20 Glendale Middle Rd. was transferred June 25 from Capital One N.A. and Camellia Ann Vernon to Mortgage Electronic Registration Systems Inc. and JPMorgan Chase Bank N.A. None of the three disclosed a price. 3 Bean Hill Rd. also recorded two transfers on June 25: Florence Wallach and Sandra W. Hallmark conveyed the property, followed by a transfer from Sandra W. Hallmark, as trustee of the Florence Wallach Living Trust Agreement, to Ruth A. Green. Neither disclosed a price. By price tier among disclosed sales: one transaction fell under $500,000 ($55,000 and $350,000), and one exceeded $500,000 ($700,000).

MARKET NOTES Bed, bath and square-footage data are not available from deed records for any of the 18 transactions. Lee Bank was listed as seller in three separate deeds during the period -- 1 Cherry St. (to Stockbridge Golf Club), 1 South Hill Rd. (to Michael C. and Elisa Garza Kammeyer) and 15 Cherry Hill Rd. (to Daniel and Tracy Weston) -- all recorded against a mortgage book and page rather than a standard deed, and none disclosing a price. Greylock Federal Credit Union appears on both sides of the ledger: as buyer of 12 Mohawk Lake Rd. from Sheila M. Martin ($55,000) and as seller of 4 Fox Meadow Ln. to Mark C. and Sheri L. Jenny (price not disclosed). Two transfers involved municipal or conservation buyers: the town of Stockbridge acquired 57 Main St. from trustees F.O. White Jr. and J.M. Carmichael, and Stockbridge Town Conservation acquired 8 Goodrich St. Wetlands from Daniel Sharpira and Goodrich St. Wetlands. Neither disclosed a price. At least six of the 18 recorded transfers involved a trust, estate, or family-to-family conveyance, including transfers at 43 Glendale Rd., 3 Bean Hill Rd., 12 Mahkeenac Shores Rd. and an unaddressed Stockbridge parcel transferred between Marjorie W. Kingston and Marjorie Kingston.
